1. Have a lead man at job at all times who does not repair walls but is responsible for work being done. Lead will make sure furniture is moved correctly without damage. Furniture will be moved out of the way for Drywall repair. Make sure not to drag any furniture so not to damage the floors. Furniture needs to be protected from drywall mud and dust at all times. Beds cannot be taken apart. Mattresses must be protected at all times. When putting furniture back keep furniture at least two inches from the wall especially beds so as to keep from getting drywall mud and dust on furniture and mattresses. Lead will confirm that all surfaces have been repaired, sanded and feathered properly. Use clean drops or plastic to protect floor. Make sure base boards and any other surfaces are protected from drywall mud and dust. Lead needs to confirm that the room is put back in original condition and all rooms on the floor that is being worked on are complete and put back in original condition. If dust cannot be controlled then negative air machines with HEPA filter need to be used. 2. All fire devices, sprinkler heads, electrical receptacles, switches and fixtures of any kind cannot receive any drywall mud or spackle. If drywall mud or spackle is on any of these devises it needs to be cleaned off. Care needs to be taken when wiping sprinkler covers. These need to be wiped off very carefully as to not set of sprinkler system and flood building. If drywall mud or spackle gets on actual sprinkler head, DO NOT TOUCH, notify maintenance supervisor. Exterior doors will be closed at all times. They may not be propped OPEN or altered in any way to prevent door from latching. If a staff member needs to go out of the building they will have to bring a fellow staff member to wait by the door to let them back in. If contractor is locked out of the building they will have to wait until maintenance can let them in which will happen at the convenience of the maintenance staff. 3. Lead man will make sure that room toilets are not used. Public bathrooms may be used only. Showers need to be wiped clean of any foot prints. Building kitchen facilities may not be used. Each floor will have a staging area set up with drops protecting the floor. This is where all supplies will be stored while working on that floor. A designated mop sink will be used for all clean up. No other sinks in the building will be used. Hallways and staging areas will be left clean. A vacuum and brooms as well as rags and cleaner will need to be on hand by contractor for cleanup. ASU will not provide cleaning tools or supplies. Drywall staff is not to wander through the building. A break and lunch area will be agreed upon. 4. Materials will be picked up at University Housing Warehouse or Sherwin Williams. When a building is completed any remaining materials will be taken to the next building or will be returned to the university Housing Warehouse. All left over drywall compound needs to be consolidated into as few buckets as possible. Empty buckets and work trash can go in the buildings dumpster. No trash or materials will be left in the buildings. Materials need to be ordered at least 4 hours in advance and will be picked up at the University Housing Warehouse or Sherwin Williams. Lead man will need to keep up with materials needed. We do not want an abundance of surplus remaining. If more material is needed for the morning, it needs to be ordered the afternoon before. 5. ASU will provide mud, spackle, tape, screws, sheetrock, wall patches only. All tools will be provided by contractor. 6. Contractor needs to maintain staff to stay ahead of paint contractor that will paint up to two buildings, up to 150 rooms per day. 150,000 square foot a day. 7. ASU reserves the right to ask for a quote on a specific project or job. This quote would eliminate the contract hourly rate for that project. This project encouraged MBE/WBE participation.
