The Health Sciences Building (HSB) was constructed in 1997 and utilizes two air cooled chillers, AC-1 and AC-2, for conditioning its occupants. Both chillers are located in a mechanical courtyard within a screen wall on the southeast side of the building. The chilled water piping is routed aboveground from the connections on the evaporators to a short distance away from each chiller and is then routed underground to the building entry in a mechanical room. AC-1 and AC-2 are both JCI Model YLAA0080 with 80 ton nominal capacity. AC-1 was installed in 2013 as a replacement for original equipment provided for the building. AC-2 was replaced in 2017 after a catastrophic failure of its internal components. AC-1 was damaged during the failure of AC-2 and has been operating with partial capacity since that time. AC-1 will be replaced as part of this project. AC-1 at HSB shall be disconnected from its respective chilled water piping systems and removed. The chilled water piping, valves, and fittings between isolation valves and connections to the chiller shall be removed. The strainer shall be retained for reuse with the new piping installation. If existing heat trace is in good condition, retain for reuse with new chilled water piping. All chilled water piping modifications shall be made aboveground. All underground chilled water piping shall remain and be reused. All equipment, pipe, valves, fittings, etc., which are removed as part of this project shall become the property of the Contractor and shall be removed from the premises. Due allowances shall be made for this material in the bid. All DDC control wiring and conduit associated with the chiller shall be disconnected prior to chiller removal. The control wiring shall be pulled back and protected for reconnection with the new chiller. Provide one new rotary scroll type air cooled chiller with 80 ton nominal capacity to serve as AC-1 for the HSB. The new chiller shall be set on the existing concrete pad in the mechanical courtyard. If necessary, extend the concrete pad to accommodate the footprint of the new chiller. Provide new chilled water piping from the existing isolation valves to the respective connections on the new chiller. Provide offsets as needed to match the elevation and locations of the pipe connections on the new chiller. Provide new valves, pete's plugs, thermowells, thermometers, and other fittings as shown on MSK-2. Provide new heat trace cable to cover all new sections of the chilled water piping, valves, and fittings. Existing heat trace removed during demolition work may be reused if in good condition. Voltage of the new cables shall match the voltage of the existing cables such that they can be spliced into the existing cables. New heat trace cable shall be Raychem XL-trace, Chromalox, or approved equal. Insulate all new portions of piping to match the existing installation. Any existing insulation and jacketing removed or damaged as part of the chiller replacement scope of work shall be re-insulated to match the existing installation. Extend existing DDC control wiring and conduit to respective connection(s) on the new chiller. Provide new wiring and conduit as necessary. Wiring and conduit shall match the existing building standard. A factory installed BACnet interface card will be provided with the new chiller. Provide new DDC serial interface to the BACnet card and map all available monitoring points to the central campus DDC system. DDC points shall include (1) chiller enable/disable, (2) factory mounted flow switch, (3) chiller set point adjust, and (4) chilled water supply and return temperatures. The DDC control sequence for the new chiller shall match the existing control sequence without change. The contractor shall coordinate the chiller replacement with Automation Specialists, Inc. (Jeff Wesley: 404-351-8744). Automation Specialists shall update the Andover software and graphics as necessary to establish DDC control of the new chiller.
