The existing Library Building is a large three story rectangular structure constructed of precast concrete units, known as Brutalist Architecture. The scope of work includes the upgrade of the existing roof, complete replacement of building envelope sealants, and the repair of deteriorated concrete and precast concrete substrates. The roofing replacement will include an overlay/retro-fit (recovery) system utilizing a liquid applied roofing system. Roof area is approximately 45,730SF. It will include miscellaneous associated elements not limited to; metal copings, flashings and concrete restoration, as indicated in the contract documents. The project includes a base bid of a recovery retrofit liquid applied roofing system to be applied over the existing roof after repairs to existing roof have been performed. The bid alternative is a complete roof tear-off and replacement with a liquid applied system. Both options includes patching and repairing of the concrete roof substrates.
