The State is requesting submittals for Construction Manager / General Contractor services beginning with Pre-Construction through project construction, including the one-year period of correction following project completion. Pre-Construction expectations include Value Engineering, Life Cycle Costs, PreQualifications of subcontractors, thorough Constructability Review of architectural and M/E/P at each design phase, scheduling for the procurement of long lead items and the potential of early / multiple bid packages. A relatively complete construction cost estimate will be required following the Design Development Phase and must be updated at each additional phase. A design committee will include a group of approximately 20 Stakeholders from both UI, Dairy Industry and DPW. The submittal shall address how the CM/GC will coordinate with the Stakeholders and the Architect/Engineer for significant in-kind Owner Supplied / Contractor Installed and Owner Supplied / Owner Installed equipment and/or materials. The CM/GC will be required to meet as needed, but not less than twice monthly, with the Owner for the purpose of providing a report regarding the previous month's progress. Such monthly meetings will: advise the team of projected project cost and related value engineering; include critical path schedules, show funds expended in the completion of the project and specific accomplishments related to the completion of the project.
