Preventive Maintenance and repairs: 1) Contractor will be required to perform preventive maintenance and roof repairs on multiple types of roofing that could include: caulking, waterproofing of brick exteriors, sealing roof penetrations, painting penthouses, flashings repairs, coating roofs, sealing around HVAC equipment and duct work, general roof maintenance and repairs. This work will be scheduled and must be completed in a timely manner. This will also include the cleaning of flat roofs that will be washed (possibly using a pressure washer) once per year, including cleaning around roof drains as needed, mildew and debris removal. Penthouse roofs will be included. 2) If needed Contractor will be required to make emergency roof repairs outside of normal working hours of 8:00AM to 5:00PM Monday thru Friday. Contractor will need to be on site within 3 hours after being contacted or an agreed upon time period depending on the severity of the leak. 3) Contractor will be certified by the manufacturer of products used for repairs. This project encouraged MBE/WBE participation.
