Scope includes a re-roof of the Commissary Warehouse. The building is a tilt-up concrete warehouse addition to the original Commissary of the Northern State Hospital and was constructed around 1960. The existing roof membrane is overlaid with a lightweight concrete bonded to foam insulation, all of which is slated for demolition. The building structure is open-web steel joists with Tectum roof panels. It is assumed that some Tectum panels are to be replaced. All existing roof drains, overflow, scuppers, downspouts and roof parapet flashing are intended to be removed & replaced. A fully adhered TPO roof membrane over tapered insulation is proposed, which will also require the perimeter curb to be raised with fire-treated wood blocking to accommodate the new roof slope. New floor drains, overflow scuppers, downspouts, and roof parapet flashings shall be provided, and existing mechanical equipment shall be re-set on curbs to maintain continuity of building operations.
