The Village of Lake Bluff (“Village”) is accepting proposals from qualified respondents (“Respondents”) to repurpose or redevelop Village-owned contiguous properties located at 611 Walnut Avenue and 33 E. North Avenue in Lake Bluff (“Property”). The 12,500 square foot Property is located in the R-5 Multifamily Residential District, just north but contiguous to Lake Bluff’s Central Business District (“CBD”). The Village envisions a reuse or redevelopment project that will be sensitive to the historic and architectural importance of Lake Bluff’s CBD and, importantly, consistent with the scale of the surrounding residential properties to the north and west. Also, the project should preserve the large canopy trees on the west side of the Property. Given the current regulatory environment, zoning relief is likely necessary and the Village will work with the successful Respondent to achieve Village policy objectives. Ultimately, the Village anticipates negotiating with the selected Respondent and, subsequent to successful negotiations, entering into a Redevelopment Agreement, subject to approval by the Village Board. The Redevelopment Agreement would identify the obligations of the Village and Respondent, as well as any financial assistance to be provided by the Village to facilitate the reuse or redevelopment plans.
