The City of San Marcos is requesting proposals from qualified architecture and design firms with experience and technical qualifications to prepare complete building plans for Accessory Dwelling Units (ADUs). The City intends to purchase the building plans from up to three (3) selected firms, and make them available to the public, free of charge, as an incentive to promote construction of ADU housing that is more affordable, by design, due to the size of the units and preparation of pre-approved building plans. Each selected firm shall prepare a plan set for the following detached Accessory Dwelling Unit configurations: • A studio, approximately 400 – 500 SF in size • A one bedroom, approximately 700 – 850 SF in size • A one/two bedroom, approximately 1000 SF in size • A three bedroom, approximately 1000 SF in size The sizes listed above are general for bidding purposes and final sizes will be established after meeting with the selected consultant and discussing possible design configurations. As determined feasible by the selected consultant and City designs provide designs that allow for configurable spaces and sizes to allow for the best use in a variety of locations.
