Trades: Heating Ventilating Air Conditioning HVAC Contractor and Controls

In general, and without force and effect of the scope of the Contract Documents, the work of this contract may be summarized as follows: 1. Provide all Labor and Materials for the required Preventative Maintenance, for each HVAC System at each building as listed at a minimum of every six (6) months to include, but not be limited to: a. Visually inspect for damage, noise, and operational defects b. Check temperature of the supply and return air c. Check condensate pan and drain for proper drainage d. Visually inspect air filters and note condition e. Check thermostat operation and response of chill water control valve to change f. Provide and replace all air filters every two months, bid this as an alternate #1, Line Item. Contact Facilities at the number listed above for Data Sheets. g. Check all wiring connections and terminals h. Check belts and sheaves for alignment, tightness, and wear; and replace as needed i. Check overall condition of equipment j. Check unit for excessive noise and vibration at fan and motor k. Check chilled water and hot water valves’ operation l. Check controller operation and settings m. Clean unit coils and pans annually, or as needed n. Check drainage of the evaporator condensate pan by flushing annually 2. All repairs exclusive of regular maintenance must be pre-approved by the Lee County Facilities Coordinator prior to the work being performed. a. Lee County shall have the right to pursue competitive bids for any repairs that exceed $2,000.00. 3. Provide service for HVAC Equipment that fails, or as discovered during the six (6) months inspection. 4. Provide unit costs for service call during normal work day hours, and after hours or on the weekends or holidays. The County, at its discretion, shall have the option to renew this contract for two (2) additional one (1) year terms, with no change in the Contract price and terms and conditions. The premises will be occupied during normal work hours. The Contractor shall coordinate schedules to create the least interruption of normal operation and cooperate with County staff to minimize conflict.
