Work under the Base Bid generally includes the following: 1. Remove the existing modified bitumen roof system and replace with a new PVC roof system. 2. On the Terra-Cotta Piles, terminate the roofing just below the bed joint near the location where the roof currently terminates. Install new metal flashing into the joint, extending all the way back to the steel column within the pile. Only as much bed joint should be removed at one time so that the TerraCotta above does not crack. Any cracking caused during this work is to be repaired by the contractor at no expense to owner. 3. Deteriorated plaster ceilings and/or walls in the stair tower directly below the belfry low slope roof and the ceiling above the low slope roof are to be repaired and shall match the adjacent surfaces. 4. Sealants used within the Terra-Cotta should be removed and discarded. 5. All cracks within the existing mortar should be tuckpointed. All mortar is to match the look and texture of the surrounding mortar. Only cracked mortar is to be tuck pointed within the base bid. 6. All loose Terra-Cotta are to be pinned in place. 7. All spalls in the glazing are to be replaced with a color match repair glaze. 8. The inside of the internal gutter is to be coated. 9. Contractor is to lift chimes off pedestals and work with Top Rung Tower Chime and Organ Service for the repair. This project encouraged MBE/WBE participation.
