Trades: Mechanical Contractor & HVAC Contractor Heating Ventilating Air Conditioning and Controls

This project will have two phases: Phase One is the Domestic Hot Water phase where the Contractor will remove and replace the domestic hot water system with minimum disruption of service. KCHA anticipates the Contractor to build and install the new domestic hot water system in the boiler room alongside the existing system. Currently the existing system is drawing hot water from the existing (on-demand) boilers. The new system is designed to supply its own hot water. Once the new system is installed, ready to go live, the change-over of the existing system be completed within one (1) business day. Phase One work to be completed during the summer of 2022. Phase Two is the Hydronic and Electric Heating Systems where the Contractor will remove the five (5) on-demand boilers and replace with two high efficiency boilers in conjunction with the removal and replacement of all hydronic heaters. There is also a section of base board heaters in a common area that are to be replaced with new base board heaters. KCHA anticipates the entire Hydronic Heating system to be down during the replacement of boilers and hydronic heaters. Because the residents of this facility are elderly and disabled, KCHA must maintain/adhere to a strict schedule (once the system goes down) of seventy five (75) days. KCHA’s expectations are the schedule will include all work to remove the existing boiler system, installation of the new boiler system, removal of unit radiant heaters and replacement of heaters in three (3) days. Demo of radiant heaters will be scheduled in a manner that the Contractor can safely/efficiently remove, replace, and complete any drywall repair, flooring/base board repair, and touch up paint.Phase Two is the Hydronic and Electric Heating Systems where the Contractor will remove the five (5) on-demand boilers and replace with two high efficiency boilers in conjunction with the removal and replacement of all hydronic heaters.
