The purpose of this RFQ is to obtain qualifications statements for pre-construction and construction services for the: Request for Qualifications to RFQ # 19-12-21, CMAR for Bridges Elementary Addition. This is an “All or Nothing” contract and will be awarded to one contractor. The District intends to construct a minimum seven classroom addition with accessory storage and resource room areas at located at 5205 South Soboba Street, Gilbert, AZ 85298. This project will be constructed in 2 phases: Phase 1 consists of addition of two classrooms, two resource rooms and a storage room on the first floor of Building A. Currently this area is a Multipurpose Covered Patio located under the Second floor Classroom Wing. Scope area for phase 1 is approximately 3200 SF Phase 2 consists of Addition of a one-story classroom building as an extension of Building A on the Southeast side. This extension, under new roof, will be approximately 6100 SF, with associated site utilities, grading & Drainage work. Both the phases shall match and compliment the overall exterior envelope materials, finishes, exterior fenestration types, proportions etc. of the existing building(s). Soft costs generally include architect fees, subconsultant fees, utility service design and connection fees, furniture, fixtures and equipment as well as technology. Structured cabling and access controls are considered part of the construction budget not soft costs. Soft costs are expected to be approximately 16 to 22 percent of the total project cost.
