Contractor responsible for all General Conditions including temporary facilities such as electric, water, waste disposal and bathroom facilities. Contractor to raze existing building down to structural members and slab and dispose of materials. Contractor will be responsible for ensuring existing structure meets current code and is sufficient and compliant with current codes for construction of the new building. Any necessary modifications to the structure to bring within compliance are to be included in Contractor’s pricing. Patio adjacent to Water Park and in front of building is to have an 1,100 SF patio at both locations, 2,200 SF total. Patio areas are to have permanent fabric canopies installed to match adjacent Waterpark. Safety rails to be installed as necessary as required by code. Standard width sidewalks are to be placed around the perimeter of the building within ADA compliance standards. Approximately 800 SF total. Access to building will be ADA compliant at front and patio entrances with metal painted handrails as necessary. Contractor responsible for installing Knox Box on exterior of building for Fire Department access. All exterior grades need to be a minimum 6” beneath FFE. Contractor to include any grading and haul off of materials as necessary in pricing to meet this requirement. Furthermore, Contractor is responsible for ensuring there is positive drainage of stormwater away from building. Exterior façade to match exterior finishes of adjacent Waterpark buildings. Contractor will provide a standing seam metal roof, color to be coordinated with County. Roof is to have a minimum 15-year warranty. Contractor to include gutters, down spouts, and trim coil wrap. Landscaping design and installation including irrigation system. Contractor will be responsible for design and installation of new mechanical, electrical and plumbing systems and all components required to provide fully functional systems per current code including but not limited to the following: Contractor will be responsible for tying into all necessary utilities that will be stubbed up by others within five feet of the construction site. This includes any slab penetrations, modifications and repairs to bring utilities into the building. HVAC system heating will be gas. Water heaters to be properly sized to accommodate fixtures as outlined below. Tamper proof receptacles are to be used throughout. Any floor boxes required need to be coordinated with County and provided and installed by Contractor. Standard light switches to be installed. Ample exterior lighting is to be installed with photosensors to provide lighting adequate for security purposes. No studor vents will be allowed to vent plumbing. All plumbing will be required to be vented through roof penetrations. Contractor to provide an allowance for four (4) hose bibs on exterior of building. Contractor is responsible for coordinating all utilities for installation in coordination with County in execution of easements, etc.IT systems including wiring, equipment, cameras, and security to be provided by County. Contractor is to install conduit and boxes with pull string for County installation. Contractor also to install plywood for mounting of low voltage equipment in IT room. Contractor will provide all storefront systems, glazing and vestibule entry at main entrance and entrance from patio including storefront double doors at both front and patio entrances. Contractor to coordinate window tinting with County. Doors are to have locks with large format removable core Schlage cylinders. Entrance doors to have automatic direct wired openers. Accessories including mirrors, electric hand dryers, bathing suit dryers, toilet paper dispensers, toilet seat cover dispensers, trash receptacles, standard manual flush valves, lever handle faucets, and composite plastic bathroom partitions. The successful Bidder shall give a Contract Bid Bond, Performance Bond and a Payment Bond, post a Bid Bond of five percent (5%) of the bid price, a Payment Bond of one hundred percent (100%) of the bid price and a Performance Bond of one hundred percent (100%) of the bid price, for the use of all persons doing work or furnishing skills, tools, machinery, or materials under or for the purpose of the resulting Contract, in accordance with the applicable provisions of Georgia state law, including but not limited to O.C.G.A. § 13-10-1 and § 36-91-21 et seq. This project encouraged MBE/WBE participation.
