The Denver Housing Authority (“DHA”) is requesting applications for the development of supportive and affordable housing on a parcel located at 901 Navajo Street. The goal of this Request for Qualifications is to select a qualified Development Partner(s) to advance Supportive Housing and affordable housing opportunities for Denver’s most vulnerable residents. The Request for Qualifications is part of DHA’s DHA Delivers for Denver (“D3”) Bond Program, which leverages approximately $60 million in dedicated bond proceeds to acquire land and buildings for the creation of affordable housing opportunities in Denver serving homeless and very low-income populations. The D3 Bond Program is a partnership with the City and County of Denver (“City”) intended to create a pipeline of Supportive Housing projects in furtherance of the goals of the Department of Housing Stability (HOST) and the City’s Five-Year Comprehensive Housing Plan. To date, DHA has acquired eleven parcels through the D3 Bond Program, of which five remain available and anticipates issuing similar RFQs in the future to select a range of qualified Development Partners for each site. The expected outcomes of the $60 million dedicated Supportive Housing Land Acquisition Fund are to develop properties acquired by DHA, in conjunction with other funding resources, to produce approximately 1,200 new units of affordable housing, with a minimum of 50% of that housing set aside for very low-income and/or supportive housing for residents experiencing homelessness Bonds required.
