1. Work with the City’s Master Plan Review Committee and other Stakeholders to conduct a comprehensive assessment of the existing conditions of the CMGC’s and OCH’s exterior and interior building structures, and gain an understanding and working knowledge of each building’s assets, elements, and challenges/opportunities. 2. Review existing and future space conditions, limitations and requirements, and receive direction regarding site specific requirements; inventory each site; perform, evaluate, and present pertinent user and stakeholder surveys; review architectural or general plans for the CMGC and OCH plans. 3. Provide analysis of space needs for the CMGC and OCH; study current and future space utilization/zones within facilities 4. Identify and benchmark against industry standards for government office buildings to optimize facility use 5. In consultation with the City’s Master Plan Review Committee and other Stakeholders, make recommendations that formalize a design and operational philosophy as well as an institutional set of guidelines/standards for workplace design, protocols, and future space development efforts. The City will provide the furniture standards to be incorporated in the master plan. 6. Devise floor-by-floor space design concepts that promote flexible, open-concept, and collaborative work areas; incorporate huddle, break, storage, and conference spaces 7. Evaluate interior and exterior signage and wayfinding relative to the City’s Vision and Charlotte Communications & Marketing (CC&M) policies and branding; propose solutions to optimize visual and electronic enhancements incorporating branding and signage. 8. Prepare ADA accessibility analysis 9. Incorporate City proposed HVAC improvements into the Master Plan 10. Identify and prioritize interior renovations over a 5-year period utilizing stack plans and other graphical means 11. Propose a future working construction timeline, phasing plan, and cost estimates for each goal established in the master plan; identify short, mid, and long-term priorities 12. Assist in the development of presentations to City Leadership, the City Manager, Mayor, and City Council 13. Submit the compiled master plan along with supporting drawings and other documentation. 14. Participate in a subsequent presentation regarding the findings of the master planning effort. This project encouraged MBE/WBE participation.
