The Building 19/19A and Plaza renovation project is a Construction Manager at Risk (CMAR) Project with Specialty Construction Inc. (SCI) serving as the Construction Manager (CM) and Pfeiffer Partners Architects Inc. serving as the Project Architect. At the conclusion of the design phase, SCI will enter in to a Guaranteed Maximum Price (GMP) contract with the Trustees (Cal Poly) and will in effect become the General Contractor (At Risk). Specialty Construction, Inc. is requesting subcontractor/supplier bids for the renovation and restoration of building 19 and 19A t the Cal Poly San Luis Obispo Campus. For the following scopes: · Bid Package #9 – Civil (Earthwork, Grading, Clear and Grub, and Site Utilities) · Bid Package #10 - Cast In-Place Concrete · Bid Package #11 - Rough Carpentry/Framing · Bid Package #12 - Cold Formed Metal Framing, Gypsum Drywall, Exterior Sheathing, and Suspended Gypsum Ceilings · Bid Package #13 - Lath and Plaster · Bid Package #14 - Doors and Hardware · Bid Package #15 – Tile and Waterproofing · Bid Package #16 - Masonry · Bid Package #17 - Signage · Bid Package #18 - Specialties · Bid Package #19 - Paint · Bid Package #20 - Flashing and Architectural Sheetmetal · Bid Package #21 - Flooring/Base · Bid Package #22 - Monokote · Bid Package #23 - Acoustic Ceiling Systems and Cementitious Ceiling Panels · Bid Package #24 - Polished and Sealed Concrete · Bid Package #25 - Insulation · Bid Package #26 - Fire Proofing · Bid Package #27 - Final Clean · Bid Package #28 - General Conditions (Temp Fencing, Temporary Power, and Toilets and wash stations) · Bid Package #29 – Survey · Bid Package #30 – Landscaping · Bid Package #31 – QSP and Erosion Control the existing dining facility (Building 19 and 19A) and the university union plaza will be renovated as part of the “University Union Neighborhood” transformation. As mandated by the State Fire Marshall, the project consists of two separate building submittals, Bldg 19 and Bldg 19A; however, Bldg 19, 19A, and the associated Sitework will be described as Bldg 19 and treated as one project for all other purposes. The dining and student programmable space building will be fully sprinklered and reprogrammed with new dining venues and seating areas. The “Plaza” scope of work will include revised circulation pathways into the transformed dining student programmable space. Renovation work on level 2 will include new mechanical, electrical, plumbing, lighting, interior finishes, kitchen equipment, dining venues, and new furniture. Renovation work to the exterior will include a new roof, new paint, and new entries in selected areas. Renovation work on level 1 will be limited to demolition, abatement, fire sprinklers, infrastructure modifications, and associated patch work. The existing Main Kitchen (“BOH” Kitchen) equipment on level 2 is not included in this scope of work; however, the ceiling and building systems will be replaced as needed. In addition, the level 2 BOH Kitchen limited scope will include some demolition in order to accommodate new refrigeration, freezer, and storage space. During the Bldg 19 renovation phase of the University Union Neighborhood, revisions to the plaza will include minimum improvements necessary for access and circulation into Bldg 19. Finally, it should be noted that the building will be completely out of service during both the preconstruction and construction phases; therefore, there will be no requirements by the University for any portions of the building or site to remain operational during construction.
