The scope of work includes renovating a portion of an existing multitenant building to accommodate the needs of the Westerly Transition Academy Adult Daycare. The area of work within the first floor space is approximately 3,342 SF. Selective demolition includes but not limited to the removal of existing ceilings, flooring, partitions, portion of exterior wall construction, plumbing fixtures, countertops, doors, cleaning of entire building interior and contents including mold remediation, etc. Fit-out of the space includes but not limited to the new mechanical units, fire alarm system, plumbing, electrical, fixtures, ceiling systems, exterior concrete ramp, flooring, interior partitions, interior & exterior doors, frames, hardware, countertops, windows, finishes, etc. The Bid Documents include five Alternates which may be incorporated into the work. These Alternates include: Deduct Alternate No 1. – Maintain Existing Ceiling All ceiling grids, ACT tiles, light fixtures, ceiling mounted devices and all related accessories to remain throughout area of work. Repair/ replace all damaged/ missing ceiling grids and ACT tiles to match & alight w/ existing adjacent. Paint entire suspended ceiling system upon completion of ceiling repairs. Inspect all existing light fixtures and ceiling mounted devices, if inoperable or damaged beyond repair, replace in kind. Deduct Alternate No.2. – Maintain Existing Flooring All flooring and wall base to remain throughout area of work. Patch and replace all damaged/ missing flooring and wall base to match & alight w/ existing adjacent. Deduct Alternate No. 3. – Maintain Existing Plumbing Fixtures in Toilet Room Toilets, sinks and restroom accessories to remain throughout area of work. G.C. to field verify condition of fixtures to ensure proper function, if inoperable or damaged beyond repair, G.C. to replace fixture(s) in kind. Deduct Alternate No. 4 – Maintain Existing Kitchen Sink Kitchen sink to remain. G.C. to field verify condition of sink to ensure proper function, if inoperable or damaged beyond repair, G.C. to replace fixture(s) in kind. G.C. to provide unit price for fixture replacement. Deduct Alternate No. 5 – Maintain Existing Kitchen & Restroom Countertops Kitchen countertop and restroom counters to remain. Bond is required please refer to documents for further details about wage rates.
