CMAR firm to provide pre-construction and construction services for the 96th Avenue Lift Station, dual sewer force main, and gravity sewer. The City expects the CM@R to partner during the design to identify and mitigate errors and omissions as well as suggest ways of improving economy and constructability. Submitting teams will ideally possess experience in this type of construction and delivering a project using the CM@R delivery method and should be able to demonstrate very high past client customer satisfaction beginning in the preconstruction phase through a project’s warranty period. Submitting firms are encouraged to provide a realistic assessment of construction duration with current subcontractor market conditions taken into account. The CM@R will be responsible to provide services in a two phase approach. The CM@R will provide all preconstruction services during the first phase of services. In the second phase of services, the CM@R will hold the construction contract with the City for construction of the project. At a mutually determined point prior to construction, the CM@R will assume the risk of delivering the project through a Guaranteed Maximum Price contract. The CM@R will be responsible for construction means and methods and will be required to pre-qualify and competitively bid subcontracted work as required per ARS 34-603. The CM@R may also compete to self-perform amounts of work. During construction, construction administration services will be provided by the contracted consultant/design team. A mutually agreeable detailed scope of work will be developed at the onset of contract negotiations and will be included within a preconstruction services agreement. Bonds required.
