Construction Management Services for the Sunnydale Phase 3 Infrastructure Project, San Francisco, CA

This Request for Proposal (RFP) is issued for Infrastructure Construction Management services by The Related Companies of California (“TRCC”) and Mercy Housing California (“Mercy”), the co-developers (“Developer”) of the 50 acre Sunnydale HOPE SF mixed income development (“Project”). It is the intent of the Developer to make a provisional selection of an Infrastructure Construction Manager (ICM) to manage Phase 3 of infrastructure development, which is 8 acres in size and includes demolition of existing infrastructure and buildings, and the construction of new streets, open spaces, and housing pads. The Developer will have the option to extend the contract beyond Phase 3 to subsequent infrastructure phases, pending the performance and cost of the Infrastructure Construction Manager. The ICM will assist the Developer in the development of Phase 3 infrastructure and serve as the Developer Owner’s Representative. The ICM scope of services includes assisting Owner in managing infrastructure risks and issues, managing the design and engineering team to obtain City permit approvals required for the infrastructure, assist the Owner in managing the budget and schedule, and represent Owner during construction and close out including City approval of completion and acceptance of infrastructure. DBE goal is 20 percent.
