Description

1. Reestablish a more level foundation at the south section of house. Construct proper foundation underpinning six to seven feet on center at eight locations along the west, south, and east perimeter beams where shown on Drawing 1. Using the constructed underpinning, mechanically adjust the south section of foundation back to as level a position as practical. 2. Replace the two piers that have been removed from under the center section of center girders with new reinforced concrete poured-in-place piers. Mechanically adjust the girders to return the floor framing back to a level position. 3. Remove and replace the Garage slab floor with a new four-inch thick reinforced concrete slab. 4. Remove and replace the rear patio concrete perimeter beam with a new reinforced concrete beam. 5. Remove the two large trees growing near the east corners of foundation. 6. Regrade the west and north lot to slope down away from the foundation and drain surface and roof runoff away from the house. 7. Remove all construction debris from the crawl space to comply with IRC section R408 requirements. 8. Construct an additional two ft2 of crawl space perimeter ventilation at the Living room and southwest Bedroom west perimeter wall to meet 2015 IRC requirements and improve air flow under the house. 9. Contractor is to conduct hydrostatic pressure testing and line scope/ isolation for any damaged or broken sewer or fresh water supply lines after completion of the foundation repair and provide the report to the Community Development Department Construction Supervisor. 10. Remove and replace subfloor for girder leveling, replace all missing subfloor for an even, gap free finish attached to newly leveled girders. 11. Provide foundation transferrable warranty to CCD Construction Supervisor.
