The Construction Manager shall provide all preconstruction phase services necessary to establish a GMP, including all construction phase services following award of the GMP for each school identified in this Project Notification. The Construction Manager may be required to complete portions of the construction on an occupied campus as directed by the Owner. The Construction Manager shall provide deferred maintenance, renovations and repairs to school facilities which may include, but not limited to, ADA and CSIR compliance requirements, exterior doors and window replacements, repair exterior finishes, roof repairs, structural covered walkways, electrical-switchgear, generator, lighting replacement, intercom/sound system replacement, security system, fire alarm system, HVAC systems, plumbing work and restroom improvements, running track, score boards/gym area replacements, water fountain replacements, kitchen and gymnasium boilers’ replacement, parking lot and site improvements, and other Work as may be required by the Owner.
