Exterior improvements to building and roof façade, including removal and replacement of roof drains & scuppers, cleaning out of drain leaders, investigating leaders for damage related to corrosion. Removal and replacement of coping cap, providing concealed cleat, providing sufficient overlap at splice joints, and positive drainage. Improve slope using tapered rigid insulation and replace canopy roofs with single-ply system. Fill all horizontal reveals per drawings, seal watertight, investigate for water damage, corrosion or mold and repair. Add metal panel system with drainage plane against existing cement plaster. Add metal panel system with drainage plan against repaired exterior wall sections. Remove and repair damaged cement plaster and sheathing. Clean existing cement plaster system in according to air/water barrier manufacturer requirements. Repair existing sealant joints with compatible materials at locations where new weather barrier membranes or new flashing penetrate joints. Provide weeps as appropriate, and waterproof exterior finish system. Provide metal closures at existing window and door recessed openings. Extend out the existing wall-mounted fixtures, signs, cameras, hose bibs, electrical outlets, etc. Contractor to notify roofing manufacturer of work to be performed to maintain existing warranty. Bonds required. Prevailing wages apply.
