Description

CMAR to work with Architect and RHA during Design process. Seeking Construction Manager at Risk to work with the Architect and the RHA during the design process and new construction of a new low-income apartment project. The property consists of one parcel, 008-164-20 with an existing zoning designation of MU. The combined area of the property is approximately 0.257 acres (11,194.92 square feet). Should the RHA exercise its option, the Construction Manager at Risk will serve as General Contractor (GC) to complete all work for the bidding and construction of the project. Scope of Construction services: 1.) Site clearing, excavation, import of fill, backfill, site utilities; 2.) Concrete sidewalks, paving, roadway, parking areas, rough and finish grading, topsoil, fencing and gates, site lighting, landscape installation, irrigation, concrete piers, concrete foundations, stucco and masonry exterior veneer; 3.) Concrete floor topping, structural frame (columns and joists), miscellaneous metals and metal fabrications; 4.) Rough and finish carpentry, millwork and casework; 5.) Damp proofing and waterproofing, caulking and sealants, thermal insulation, flashing and sheet metal, metal soffit panels, asphalt roofing (architectural grade); 6.) Other roofing, wood doors, metal doors and frames, aluminum doors and frames, glass and glazing, finish architectural hardware, acoustical ceilings, resilient flooring and base, carpeting, tile or wood flooring, metal studs and support systems, gypsum drywall, painting and special floor coatings, interior and exterior signage; 7.) Reinforced extreme weather structural walls and windows; 8.) Miscellaneous specialties; 9.) Furnishings and appliances; 10.) Equipment and specialty equipment; 11.) Sound enhancement systems; 12.) Fire protection; 13.) Lightning protection; 14.) telecommunications, audio / visual and security systems; 15.) Mechanical, plumbing and electrical systems, and any other requirements set out in the Contract Documents. Deadline for questions and/or comments 9/22/21 @4pm. Bonds required.
