The ACC is seeking competitive rates from established painting contractors with a minimum of ten (10) years of experience. The contractor must be able to provide up to three trained and competent painters upon request for additional work or for corrective painting. The ACC schedules block wall and iron fencing painting projects annually based on a schedule of seven (7) years for block walls, and five (5) years for iron fencing. This schedule could be accelerated in some instances due to condition. Additional painting projects throughout the community will be scheduled on an as-needed basis. All painting projects will be scheduled by the designated ACC Facilities Manager. The contract shall cover the actual needs of the ACC throughout the term of the Contract. The Contractors must provide all labor and materials to complete each painting project. This includes paint, thinners, sandpaper, roller covers, spackle, joint compound and tapes, crack filler, latex brushes, oil brushes, paint scrapers, putty knives, trowels, razor scrapers, drop cloths, stepladders, screwdrivers, paint trays, roller handles, handle extensions, hammers, etc. The Contractors must provide production schedule for annual painting projects to ACC by January 15 of each year. The initial term of the Agreement covered in the RFP is two years, from January 1, 2022 through December 31, 2023. The Agreement also allows for up to two (2) additional two-year renewals/extensions of this Agreement, based upon both parties reaching mutual agreement on the terms and conditions of such renewals/extensions and upon such extensions being approved by the Anthem Community Council Board of Directors.
