Scope of Work: Building Information: The subject property is developed with a single-story fast service restaurant. The building is constructed on a concrete slab-on-grade foundation with a superstructure of wood framing supporting a flat roof with a pitched asphalt shingle roof along the front elevations. Interior finishes include floor coverings of ceramic tile; wallpapered, plastic, and gypsumboard walls; and acoustical ceiling tiles, above which are 12 x 12” ceiling tiles, above which are older gypsumboard ceilings. The exterior is finished with T1-11 siding and painted brick. The restaurant includes a dining room, kitchen, two bathrooms, office areas, and a walk-in cooler. According to the Gwinnett County tax assessor records, the building was constructed in 1975 and encompasses approximately 2,494 square feet. The restaurant appears to have been remodeled over the years with several layers of building materials the walls and ceilings. Successful contractor will be required to meet insurance requirements. The Insurance Company should be authorized to do business in Georgia by the Georgia Insurance Department, and must have an A.M. Best rating of A-5 or higher.
