Description
It is the intent of this contract to provide a fully finished exterior upgrade to all buildings on the existing Mark Twain Elementary School campus at the Lynwood Unified School District with the exception of two buildings used by St. Anne's family services. the scope of the project includes, but not limited to the following: Surface preparation and re-finishing of all exterior plaster walls, soffits, columns, fascia, gutters, downspouts, painted surface mounted conduit, painted data and electrical boxes etc. with a new paint system. Prepare all painted metallic elements to receive high performance architectural grade paint. Surface, preparation and re-painting of all exposed wood soffit and framing, including exposed wood decking. Preparation and re-finishing of existing covered walk. (columns, beams, supports, trim, fascia, underside of metal deck, etc.). Preparation and re-finishing of all existing roof edge flashing. Preparation and re-finishing of all exposed metal columns, handrails, guardrails, brackets, decorative metal elements, etc. galvanized metal handrails/guardrails remain unpainted. Preparation and re-finishing of all metal and wood window frames (exterior surface only). aluminum framed windows and frames are not included in the scope of work including the storefront at 2-story building l. Preparation and re-finishing of all doors, frames and doors (interior, exterior, strike and hinge sides). door hardware excluded. Preparation at building foundations against landscaped areas to prepare for a complete paint coverage. Surface preparation and re-finishing of all portable building walls, trim, etc. Repair and paint all existing wood skirting at metal access ramps for portables to match adjacent field finish as specified. Refinish all solid panels at the windows that are presently painted unless paint has been removed. Protect 3-dimensional letters of the school name to leave unpainted. Remove all signage including door and ada signage and reinstall upon completion of finish work with vandal proof screws. Re-nail all exposed wood siding where nails are protruding. patch and repair. holes prior to refinishing. Where existing wood sills occur at windows, the contractor shall completely strip, fill in and repair damaged surfaces and refinish. (E) Weep screed to be wired-brush and remove old paint and repaint. (E) Building louver vent blades to be straightened and repainted. (E) Metal fascia trim to be re-finished. (E) Fascia to be re-finished. (E) Exposed wood rafters/decking/etc. to be re-finished. (E) HVAC unit to be re-finished, (do not paint coils). (E) Downspout/gutters/columns to be re-finished. (E) Building accents to be re-finished. (E) Ramp surface to be sanded and new non-slip coating applied. (E) Window security screens to be removed and re-finished. reinstall upon completion of wall finish. work to match the original installed condition. (E) Window solid panels to be re-finished, Patch existing wall to match original and re-finish. (E) Bollards to be re-finished. (E) Electrical equipment and conduits to be re-finished. Remove rust at gates and screens only and apply finish. (E) Light fixtures to be excluded from scope of work. (E) Camera equipment and wireless data devices to be excluded from scope of work. (E) Stainless steel utility covers to be excluded from scope of work. (E) Fire alarm devices to be excluded from scope of work. (E) Marquee sign is excluded from scope of work. (E) Murals to be protected in place and all re-finish work per specifications sections Deadline for questions is July 5, 2023 by 2:00pm.
