The City of Wheat Ridge is requesting statements of interest regarding the redevelopment and/or reuse of two vacant public elementary school properties: Kullerstrand Elementary School located at 12225 W 38th Avenue Wilmore Davis Elementary School located at 7975 W 41st Avenue The schools are currently owned by Jefferson County (Jeffco) Public Schools and were closed in May 2023. Through joint use agreements, the city utilizes portions of each property for parks and recreation purposes and is seeking to maintain that use in a long-term capacity, but the city is not positioned to utilize the entire property nor to repurpose the school buildings. The city is seeking a partner to redevelop or reuse the portions of each property that contain the school buildings. In partnership with the selected respondent(s), the city will present a reuse proposal to Jefferson County Public Schools. This request is intended to provide the opportunity for interested developers or entities to demonstrate their interest and capability. Respondents may submit for one or both school properties.

CTIO Remodel at Corporate Circle, Golden, CO

The 2,800 s.f. CTIO office will be divided into two areas: a walled office area and huddle room at the back of the building, and an open office area with space for 15 desks. The open office area will be elevated on a tiered, raised floor system, with stairs and a ramp. To demise the 2,800 space, it is required to build a full height wall floor to bottom of structure. The new space shall be updated architecturally, mechanically and electrically to provide the environment, the power, data, lighting and finishes required, and as shown on the architectural and engineering drawings. One new mechanical roof top unit is required for this project; this new unit will sit on an existing curb and utilize the existing openings for supply and return. New structural members may be needed to support this new unit. New duct distribution will be needed throughout the new space. New electric power will be needed for this remodel, see the architectural drawings for the extent of the upgrade. The open office has a screen wall with multiple screens as shown on the electrical drawings, Structural backing in the wall will be necessary for mounting. The new space to receive new suspended acoustical ceiling panels and grid. This building and the adjoining building facility need to remain functional during construction. Street parking will be the only parking available for contractor and sub-contractor vehicles. Parking will be on the street opposite the building.
