Description

The City is seeking a qualified Contractor to provide construction services to renovate office spaces in a City facility located at: Bohrer Park Activity Center , 506 S. Frederick Avenue, Gaithersburg, MD 20877. The Contractor shall provide all labor, materials, equipment, services, and coordination necessary for a complete construction of all work shown on the construction documents, the scope of work includes but is not limited to: i. Permitting & Inspection: Securing all necessary permits and coordinating required inspections. The City permit fees will be waived for this project. ii. Demolition: removal of walls, disposal existing furniture, floor finishes and other items as noted in construction documents. iii. General Construction: Construct new walls with metal frame, sound insulation material and gypsum board, install doors and windows, modify ceiling grid and install new acoustic ceiling tiles. iv. Electrical: Install/reconfigure electrical circuits for outlets and lighting as noted in the construction documents. v. HVAC: Modify Heating, Ventilation and Airconditioning (HVAC) ducts and thermostats, test and balance (TAB) system as noted in the construction documents. vi. Floor Finishes: protect and retain existing floor finishes in some areas and, replace floor finishes in areas as noted in the construction documents. vii. Paint Finishes: Prepare surfaces and paint renovated spaces as part of base work scope, if add alternate scope is approved, paint office hallways as noted in the construction documents. viii. Warranty: The work completed under the contract shall be warrantied for one (1) year, which shall include all associated costs of warranty repairs. ix. City will coordinate installation of office furniture and room number plaques.
