For Westfield Tower, Mickie Tower & Baldwin's Run: • All Mechanical, Plumbing and Electrical (MPE) must be operational. • All new parts if scoped to replace the toilet, vanity, kitchen cabinets, i.e., supply lies, traps etcetera. • Paint both front and patio doors. Management will provide color(s). • Paint entire apartment. Management will provide color(s). • Patch and spackle all outstanding holes on walls and ceilings to smooth finish. • Remove/replace all receptacles and light switches and their plates with new (brown). • Make certain that all receptacles and light switches are operational. • Supply lamp bulbs where needed, • Degrease and clean grease from behind kitchen range and refrigerator. • Remove/Replace kitchen rangehood with new (hard wired). • Install new 10-year life smoke detector/carbon monoxide where needed. HACC just installed one (1) new 10-year smoke detector/carbon monoxide in all units. • Remove/replace all bathroom hardware, i.e., soap dish, toothpaste holder, towel bars, toilet paper holder, shower head w/ flex extension pole/cord. • Remove/replace medicine cabinets w/lamp attached, if needed. • Install door stops where needed. • Clean all bathrooms. • Strip and wax floors. Two (2) coats of floor wax. • Install mini blinds on all windows. • Wash all windows inside and outside. • Repair or replace all window screens. • Clean all balconies. • Remove/replace toilet with seventeen-inch (17”) toilet. • Degrease and clean all fire sprinkle pipe (orange) with soft detergent…stay clear of sprinkle heads. • Do not paint sprinkle pipes. • Utilize kitchen/bath silicone caulk only. • Remove all furniture and debris from apartments. • Clean all windows inside and outside where possible Bonds required. Prevailing wages.
