DFCM is entering into a Multi-Step Bidding Process for Construction Services. A short-listing of Contractors will be based on the evaluation of proposals submitted and the selection criteria outlined in the solicitation documents contained herein. This project consists of both a remodel of an existing space and an addition to the current facilities. Approximately 5,600 sf of existing space will be remodeled lightly. Approximately 27,291 sf is a new addition consisting of a 200-seat theater, meeting space, offices, restrooms, and accessory space. Projects risks include: Location – Antelope Island State Park is approximately 30 minutes West of I-15 in Layton, UT. Logistics as they relate to employees, materials, deliveries, etc. should be considered. Site Geotechnical – Much of the site where the expansion is planned is difficult to access and build in. This shall also require some extensive yet selective demolition of rock formations. Caution to care for the natural area adjacent to the site is required. Weather – Typically winter conditions on Antelope Island are milder than the adjacent Wasatch Front. This should assist the ability to complete work during the winter months. The contractor shall carry the required costs as part of their bid. DFCM will not provide an allowance. Nature – Free roaming bison inhabit the island and are naturally curious animals. This will require additional precautions for employees, materials, and equipment on site. The fencing of the entire site would be advised as part of the safety plan. Bugs/spiders/birds also tend to flourish during certain times of the year. Employees on site may require additional bug spray/netting/clothing for protection. Schedule – A Substantial Completion date of October 1st, 2025, is requested. Mechanical and Electrical procurements among other items continue to drive construction schedules. Identification of these items as part of your proposed schedule and their risks shall be included in your proposal with an accurate substantial date.
