The Project generally involves furnishing all labor, materials, and equipment necessary for the completion of the Port Warehouses Roofing Improvements in Anacortes, Washington as detailed in the project drawings and specifications. The Project generally consists of, but is not limited to: implementation of temporary site controls, traffic/pedestrian controls, environmental/water quality controls; demolition, including limited abatement; construction of new roof assemblies and associated supporting plumbing, mechanical, and electrical systems; and other construction as more fully defined in the Contract Documents (the ”Work”). The Project is for a complete tear-off and re-roof of six individual warehouse buildings of various construction types. Warehouses 9, 10, and 11 are comprised of concrete exterior walls and steel columns, beams, joists, and decking. Warehouses 2, 3, and 7 are comprised of concrete exterior walls and wood columns, beams, joists, and decking. All six individual warehouses are presently roofed with an asphaltic built-up roof membrane, which will be demolished down to the existing structural deck. New assemblies are proposed that utilize a single-ply PVC roof membrane, protection / barrier boards, polyisocyanurate insulation, and vapor barrier. Warehouses 2, 3, and 7 will be insulated to meet current Washington State Energy Code (WSEC) requirements. Warehouses 2, 3, and 7 also include a new plywood diaphragm on top of the existing decking. Warehouses 9, 10, and 11 are classified as unheated, and will be insulated with a nominal amount of roof insulation to prevent condensation at the interior of the buildings. The Work is divided into a Base Bid (Warehouses 9, 10, and 11) and a Bid Additive (Warehouses 2, 3, and 7).
