The consultant will provide construction administration and observation support by attending pre-construction and progress meetings, preparing agendas and minutes, reviewing contractor schedules, submittals, RFIs, pay requests, and change proposals, and issuing bulletin drawings as needed. They will supply baselines and benchmarks, conduct up to twenty site visits to observe progress, and provide QA/QC material testing. The consultant will manage substantial completion activities, including punch list development, review of closeout documentation, and recommendations for final payment. They will also produce an as-built survey through a licensed North Carolina surveyor in compliance with state standards and datums (NAD83 and NAVD88). Finally, the consultant will prepare a comprehensive Operations and Maintenance Manual documenting as-built conditions and outlining inspection, maintenance, and performance monitoring procedures for all stormwater and stream restoration components in accordance with Durham County Stormwater requirements.

The City of Durhams Department of Water Management (DWM) owns and operates municipal water treatment and distribution systems and wastewater treatment and collection systems. This project consists of installing vertical protection in bike lane buffers along two corridors and wayfinding signage for several neighborhood bike routes. Both subprojects require significant amounts of specialty pavement markings, including bike lane green and preformed thermoplastic. General Cleaning - Weekly, Bi-Weekly, Monthly, Bi-Annually & Annually: Vendors employees shall perform General Cleaning duties subject to Section 5. Schedule of Performance. All cleaning shall meet the approval of the Office Manager or Designee. The Vendor shall provide the services no less frequently than the schedule specifies. NOTE: If any types of normal janitorial duties have been inadvertently omitted, the contract is to be interpreted to include the same. SUPPLIES The Vendor shall furnish ample quantities of all consumable supplies (i.e. toilet tissue, paper towels, hand soap, chemicals, deodorizers, cleaning supplies and trash can liners, ashtray, or cigarette urn sand, etc.). All consumables supplies shall be purchased and supplied by the Vendor.
This project includes, but is not limited to, interior renovations on the south side of the building, including the medical counseling office, public restroom, and the purchase and installation of window HVAC units on the first and second floors, which will include electrical power. The north side of the building will include some electrical power upgrades to support the existing window HVAC units in place. The electrical work will include installing dedicated circuits within a new subpanel that will support the north and south sides of the building. The renovation will also include all associated demolition, electrical work, new ceiling tiles, lighting upgrades, some environmental testing and abatement, repairs to existing plaster walls and painting of walls to a Level 5 finish.
