Description

SCOPE OF WORK a. The low slope roof areas denoted 01.04, 01.07, 01.09, 01.11, 01.13, 01.18, 01.22 are to be stripped of existing TPO membrane and have a 1.5 isocyanurate insulation mechanically attached on top of existing insulation, also install new cover board set in foam adhesive, a two-ply modified bitumen membrane and flashings in cold adhesive. The existing roof assembly on low slope roof area denoted 01.05 is to be removed down to the roof deck and install 1.5 minimum thickness tapered isocyanurate insulation, gypsum cover board and two ply modified bitumen. The low slope roof areas denoted 01.09A are to be stripped of existing TPO membrane and install new cover board mechanically attached to existing insulation and install a two-ply modified bitumen membrane and flashings in cold adhesive. All gutters and downspouts attached to low slope roofs are to be removed and replaced with new downspouts and gutters, include splash pans where the downspouts discharge on low slope roofs. For all metal roofs denoted 01.01, 01.02, 01.03, 01.06, 01.08, 01.10, 01.12, 01.19, 01.20, 01.21, 01.22, 01.24 : The existing boots and boot cover on vent stacks are to be removed and new boots and boot covers reinstalled. The existing fasteners are to be replaced with new fasteners and neoprene washers that are one size larger than the existing. The existing gutters and downspouts are to be cleaned of debris. Repair / repair deteriorated downspout and gutter as needed. The concrete columns and concrete wall face at front entry are to be pressure washed with environmentally friendly chemical applied as specified. The EIFS repairs include: Cutting and repair of EIFS walls 12 from low-slope roofs as indicated in the designs. Bevel cut minor EIFS cracks and repair with scratch coat. Pressure wash all EIFS surface with environmentally friendly chemical applied as specified. Re-coat all EIFS surfaces. Replace backer rods and caulk around wall vents in EIFS walls. All fan, vent and HVAC curbs are to be raised as needed to achieve 8 minimum flashing height. All gas lines are to be brushed clean and painted. Replace damaged line supports with new line supports under gas lines and electrical conduits. Condensation lines, where applicable, need to be supported by base strut 5' on center max. all condensate lines to be schedule 80 pvc and must have a p-trap at each unit discharge. Route condensation lines to nearest drain or gutter edge.
