The Housing Opportunities Commission of Montgomery County, Maryland (hereafter referred to as HOC) is soliciting proposals from General Contractors who are licensed and insured to conduct business within the State of Maryland. General Contractors shall provide single source construction for the renovation of an existing and fully-occupied 147-unit mid-rise, garden style community located in Silver Spring, Maryland. The scope of work is for, but not limited to, renovations which shall include: replacement of exterior siding, repair to breezeway entry stairs, gutters and downspouts, roofs; kitchen and bathroom upgrades including but not limited to new energy efficient appliances, cabinets and countertops; new fixtures and energy efficient lighting; replacement of HVACs and hot water heaters and relocation of hot water heaters; addition of 8 ADA/UFAS units per 233.3.1.1 of ADA 2010; and related site improvements including paving, concrete repairs, new signage, new trash enclosures, and construction of an exterior addition to the existing community/leasing office, and other miscellaneous work as defined by the Housing Opportunities Commission. Bonds required. Prevailing wages apply.
