The Consultant shall provide complete Construction Management at Risk (CM) services to include pre-construction and construction phase services for the Regional Training Facility that include, but are not limit to, the scope herein. 1.2 The selected Consultant will enter into a contract with the County for pre-construction services, up to and including the furnishing of a Guaranteed Maximum Price (GMP) proposal for construction phase services. If the proposal is accepted, the County will amend the pre construction services contract to include construction phase services. At the time the pre-construction services are negotiated, the County may elect to negotiate the percentage of CM Fee, including other aspects of the services to be provided by the Consultant during the construction phase.
