The purpose of this bid is to establish a price for a service contract for the Metasys Building Management System at several County buildings for the Ulster County Department of Public Works. The contract will include quarterly preventive maintenance visits, emergency, and non-emergency repairs 24 hours a day/ 7 days a week. Repairs, component replacement, as well as corrective and preventative maintenance to the Covered Equipment as requested by the County. Check the performance of the system by exercising and observing comment functions, power response, alarm behavior, interlocking sequence process and standalone operation readiness. Fine-tune the system according to changing conditions and control strategies. perform inspections and preventative maintenance. Scheduled Service Visits will include review of system performance and operation, calibration of sensors and other points and adjustment of control algorithms. The vendor will perform quarterly maintenance inspections during Scheduled Service Visits. Under this Section A, “Covered Equipment” means the following equipment for which Premium Level Services are to be provided: all monitoring equipment and controls for lighting, boilers and HVAC, as well as. In addition to the equipment listed above, the four (4) humidifiers at this location will be covered at the Basic Preventative Maintenance Level. The Basic Level of Service consists of two (2) preventative maintenance visits per year. Repair parts/materials will be billed at the rate submitted by vendor. This project encouraged MBE/WBE participation.
