Preventative Maintenance - Server Room HVAC System, Pasadena, CA

To provide preventative maintenance of the HVAC System in the building server room. This will be done quarterly for a year, preventative maintenance services shall include but are not limited to:1. Check splits in both heating and cooling 2. Check reversing valve 3. Check crankcase heater 4. Check compressor mounting brackets 5. Check condenser coil condition 6. Check suction line insulation for wear and breaks, as accessible 7. Check condenser fan condition 8. Check for proper fan rotation 9. Check operational safeties & control devices (TXV, Solenoid Valves, etc.) 10. Check contactor and points 11. Check electrical connections 12. Check drain pans and condensate piping at unit 13. Check evaporator section 14. Check mounting and vibration isolators 15. Check belts and sheaves for signs of wear 16. Check blower drive condition 17. Check blower alignment 18. Check bearings, lubricate as necessary 19. Change or wash air filters (Pleated MERV 8 Filters) 20. Visually inspect unit for signs of refrigerant leaks. Vendor shall include an inspection report after every preventative maintenance.Prevailing wages. Bonds required.
