The State of California, acting through the Board of Trustees of The California State University, hereinafter called Trustees, on behalf of San Diego State University, hereinafter called University, is requesting Statements of Qualifications from interested and qualified Design-Builders to provide design, preconstruction and design-build construction services for the project referenced above Project. Project description: The Evolve Student Housing program will construct three thousand two hundred (3,200) residential beds over several projects on our main campus, varying from freshman style units, flex suite housing, and apartments. The selection process will be maximizing the number of beds possible for two (2) sites at a cost not to exceed of $140,000 per bed in direct costs ($200,000 total project cost) double occupancy. While aesthetic considerations and student engagement remain a huge campus priority, overall project goals for these new communities will be quickest delivery of beds at the lowest unit cost. Because of this, the University remains open to both modular and traditional construction methods, and timing of the academic year will not necessarily impact construction and turnover durations. The contract type will be Collaborative Design-Build, and the pursuit will be for the entire three thousand two hundred plus (3,200+) bed community. Within the overall program, we plan on approximately seven (7) sequential “projects”, each with different Phase 1 (design/preconstruction) and Phase 2 (construction) agreements, ideally every 12-14 months (dependent on actual design & construction durations). A feasibility study, including exact phasing, locations and beds per project will be shared with shortlisted teams in the RFP phase. Bonds required. Prevailing wages.
