The drawings and/or specifications may not name every incidental item or work element required, but which shall be provided at no additional cost if necessary to meet the operational requirements. Roof Replacement at Surrey Downs, Bellevue, WA

Work includes but is not limited to: 1. Good faith asbestos inspection(s) testing to comply with RCW 49.26.013 as required to achieve scope of work. 2. Removal and replacement of all existing roofing materials and 40 of plywood deck sheathing as well as 400LF of fascia board. 3. Inspect all exposed roof framing for any rot or damaged materials and repair as needed. 4. Block and seal any existing gable vents from attic interior. 5. Provide and install new CDX plywood deck sheathing and roofing materials according to manufacturers recommended installation specifications. 6. Provide and install all new approved roofing system components: a. Install approved Ice and Water shield roof underlayment to all critical areas and valleys. b. Install approved synthetic roof underlayment. c. Install approved composition roofing system. 7. Install Metal Roof Vent with minimum 50 sq.in Net Free Area ventilation. Total free area of ventilation must meet code requirements for attic ventilation. 8. Install Cor-A-Vent IN-Vent Attic Roof Vent or approved equal. Block eave vents after installation. 9. Install all metal 24-gauge flashing components according to manufacturers recommendations including roof penetration flashing, roof to wall flashing, eave and rake flashings and W-Valley flashing. 10. Install permanent fall arrest/restraint roof anchors and all other accessory items to complete the installation and maintenance of the roof in a safe and secure manner. 11. Install new fascia boards where there is any decay or rot that would prevent the exterior paint to be applied and warranted. Include painting of all fascia prior to installation of new gutters. (See Section 1.5 UNIT COSTS for details.) 12. Install new 5 K-style aluminum gutters and 2x3 aluminum downspouts to match existing locations. 13. Haul away and dispose of all debris and demolished materials. 14. Include painting all b-vent flashings, roof accessories and lead pipe flashings as needed. 15. Daily cleaning and final cleaning of all trash and debris. 16. Prevailing wage rates to be included. 17. Acceptable roofing products must meet these warranty requirements: Contractors workmanship warranty for a period of two (2) years from final completion. Subcontractors labor and materials for a period of two (2) years from final completion. Roofing manufacturers warranty of 100% materials and labor for five (5) years without proration or reductions. Roofing manufacturers 40-year warranty for materials. 18. Provide all applicable permits.

Husky Areas A5 and A6 Paving 2026, Tacoma, WA

Milling and replacing failed asphalt pavement sections throughout the container yard. Milling shall be performed using mechanical mills to a depth of approximately 3 inches. Replacement asphalt shall be placed in two lifts and finished to match the grade and profile of adjacent paved areas. A second component of the work consists of installing concrete collars at the utility structures shown on the plans or encountered during construction. RAD - Briarwood Electrical Repairs, Shoreline, WA

The existing electrical panels were observed to be original panels and are approaching the end of their Estimated Useful Life (EUL). Some panels have been replaced though out the building. It is recommended that the remaining original panels be replaced. Aluminum wiring was observed in dwelling unit electrical panels. It is assumed that the majority of the electrical branch wiring throughout the units is aluminum. In order to eliminate fire risks associated with aluminum wiring, it is recommended to install Alumiconn connectors at all aluminum to copper connections. This project will be bid and contracted in 2026; however, construction activities will not resume until the third quarter of 2027. Contractors shall prepare and submit bids accordingly, with all pricing, scheduling, labor, and material considerations reflecting a 2027 restart of work.
